Water leak detection helps to protect both water resources and property budgets

Automated water leak detection is a critical component of effective water management, as it is the best way to prevent more extensive damage and detect even the smallest leaks early.

Water leaks should be treated with the same urgency as any other form of energy waste. Imagine that the property's front door was left open in winter with the heating running at full capacity – the energy waste would be immediately obvious and alarming.

Yet water leaks create a similar situation: resources continuously escaping 24/7, often undetected for months or even years. The difference is that you can see the open door, but most water leaks remain hidden.

In this article you will learn why automated leak detection is the core of sustainable and cost-effective property management and how to implement it efficiently and economically.

Why are water leaks so damaging?

Water leaks are detrimental for two primary reasons: financial impact and sustainability concerns. This issue affects numerous stakeholders, including notably building occupants, property investors and owners, real estate managers, and insurance providers.

Even a small leak can lead to major expenses

Water damage in a building's plumbing system doesn't always result from a major pipe burst. Hidden and unnoticed leaks can also lead to significant expenses for property owners. In fact, these small leaks can continue undetected for long periods and drive costs sky-high.

The most common type of water leak in properties is a leaking toilet, but pipe leaks in walls, dripping faucets, faulty water heaters, and damaged supply lines also contribute significantly to water waste.

A single leaking toilet can waste thousands of euros annually, even if the leak is so small that it's invisible to the naked eye. For many property managers, these undetected leaks represent a substantial portion of their overall water consumption costs.

A single leaking toilet left unrepaired for a year leads to costs of around 1000 euros on average.

The scale of this problem is substantial. Data in Finland have shown that water damage claims amount to approximately €160 million annually, with around 37,000 reported cases yearly—roughly 100 incidents daily.

The financial consequences of water leaks can extend beyond just the water bill:

  • Direct water costs: Undetected leaks continuously increase your utility expenses.

  • Energy expenses: If the leak occurs in hot water pipes, the costs can multiply due to the thermal energy required for heating.

  • Structural damage: Long-term undetected leaks or major water leaks can penetrate walls, floors, and foundations and lead to expensive repairs.

  • Loss of rental income if spaces become unusable in case of a major leak.

Water leaks primarily stem from aging infrastructure, increased water-consuming appliances, and inadequate maintenance practices. Preventing these issues requires proactive measures such as timely renovations, proper appliance installation, monitored water system usage, and replacement of ageing systems before they fail—all supported by automated detection systems for early identification!

Water leak detection promotes water conservation

With climate change accelerating in recent years, water scarcity has also increasingly affected Europe, making responsible water consumption essential. Water leaks can be viewed as direct waste that can be easily prevented: every drop saved contributes to broader conservation efforts.
By implementing effective water leak detection and water management systems, property owners can:

  • Demonstrate environmental stewardship.

  • Support global sustainability initiatives.

  • Protect local water supplies and ecosystems.

  • Achieve points for sustainability certifications.

The regulatory landscape of sustainable water use is also evolving rapidly. As corporate sustainability reporting becomes mandatory under regulations like the EU's Corporate Sustainability Reporting Directive (CSRD), property owners must demonstrate responsible resource management.

Water leak detection systems not only help meet these regulatory requirements but also contribute valuable points toward ESG certifications like GRESB and BREEAM, which are critical considerations for institutional investors and large property portfolio managers.

Why real-time water leak monitoring is necessary for property management?

Today, manual monitoring simply isn't sufficient for effective leak detection. The most problematic leaks are often invisible to the naked eye and occur in areas that aren't regularly inspected. When a manual inspection identifies a leak, significant damage and waste may have happened.

Traditional water monitoring relies on monthly meter readings, which can delay the detection of issues by weeks or even months.

Monthly manual readings:

  • Issues detected weeks after occurrence.

  • No visibility into consumption patterns.

  • Leaks may waste thousands of liters before detection.

  • No immediate alerts for sudden increases in consumption.

Continuous digital monitoring:

  • Real-time detection of anomalies.

  • Detailed consumption patterns analysis.

  • Immediate alerts for potential issues.

  • Historical data for benchmarking and efficiency planning.

Customer case: Leak detection prevents excessive costs for Hotel Haikko Manor & Spa

One of Finland's leading conference and spa hotels, Hotel Haikko Manor & Spa, has partnered with Smartvatten since early 2017. The hotel utilizes Smartvatten's intelligent water monitoring system to track consumption patterns in real-time, with immediate staff alerts triggered by unusual water usage increases.

I consider Smartvatten to be a kind of insurance. We pay a nominal fee for the service and I know that if a water leakage occurs, it is spotted immediately.
